Are We At The Peak?
Yikes - case numbers, wars and protests. Life feels a bit heavy right now doesn't it? And we're not going to sugar coat it by trying to be all bubbly and over the top. Because that is fake and we're not about being fake; both in life and in the way we do business. We feel you, we see you and we're always here for a chat and a coffee to support the local economy and you.
We do however have some incredible homes to show you this weekend and want to have full permission to get jazzed about these. Our vendors have put so much effort in to getting their places to shine for you. We have something for everyones budget, time in life and date for moving.
This week we also celebrated 10 years in Real Estate - my team surprised me with the Harbour Bridge Climb. It was excellent and we had a crystal clear day. The wind at the top was picking up and certain team members were pretty keen to be back down and at lunch! See the pictures below...
Everyone knows - the market is moving - but not as down as the main stream media would have you believe. With the boarders open again we're seeing a wave of movement and so a great time to get a new appraisal from us today by filling out our Online Appraisal Form
Fill it out here and we'll let you know what your property is worth in todays market in 24 hours - no pressure and all free. We're proud to say we get within 5% of the sell price from our appraisal, including the market right now. That's what 10 years in the industry and area gives you.
10 years is a long time - especially in todays speedy world.
So hitting 10 years in Real Estate is a BIG thing and so we climbed a BIG iconic thing in Auckland. It was an incredible experience that exceeded all of our expectations.
It was really interesting to hear how the bridge was made and the North Shore became so accessible compared to a 1h30m drive on a dirt road or a car ferry to Devonport. How times have changed now with the North Shore being such a sort after location to live in.
At the top we were 64m above the ground. Underneath we could see the pipes that provide 60% of the North Shores water and all the fibre optic cables. We could also visibly see the clip ons move compared to the main structure by up to half a meter when a truck drove over - really odd!
The next ten years is going to be even bigger and better with some pretty audacious plans. We want to thank you Penny for being part of the journey so far. They say do what you love and you won't work a day in your life - we don't work, we help amazing people like yourself and will continue to do so.
Is It Just Blip?
Businesses are feeling the pinch and there is a flood of properties on to the market. 47% higher year on year to be precise. Couple this with the Ukraine/Russia uncertainty and you'll hear many people warning of what's to come; keep an emergency fund ready.
As always, we don't have a crystal ball, and there is no denying that the power has flipped from vendor to buyer. FOMO buying is gone and replaced with FOOP (Fear Of Over Paying). YET, the boarders opening up again could change this dynamic again, and very quickly.
Thousands of people applied to become New Zealand citizens in the last 2 years while the world was in lockdown and we had freedoms, Covid free. All these new citizens come with money or fill a critical worker role (a pre-requisite) and need a house to live in, often bringing their family too.
This influx of people will shift the dynamic and we will see prices, market pressure and property availability shift in accordance.
So is this just a blip? No one knows, but history tells us that every time we've come out of a period of Covid cases the market has shot up again. Time will tell. Just don't be a should'a, would'a, could'a kinda buyer or seller.
