WE ARE OUT! Yahoo - how good is it to be social again and better still - have someone bring you food they have made and then they clean up too? Brilliant. We have really missed it and loved having a Christmas lunch on Friday afternoon to celebrate what has been a year of turbulence.

As we reflected over a few drinks, we realised just how amazing YOU have been. We've been coming to you in so many different ways over the year, from saying hi on your doorstop, then in your inbox and on your Facebook feed and Instagram Stories. We've showed you through properties at Open Homes and then virtually online and by private viewings wearing masks. We've sold homes onsite and then online.

We're not going to sugar coat it - it has been a WHOLE lot of learning and adapting to weekly announcements. BUT together we have all got there and one thing is for sure - property is still New Zealander's number one investment and we utterly love being part of that process for you.

Prior to this, Jen was Chief Marketing Officer at Barfoot & Thompson for nearly 10 years, and she also spent two years as Manager Communications and Brand at Radius Health Group.

We have seen property numbers double on TradeMe now - an indication of how the market is moving but not an absolute number. During Level 4 and early Level 3 we saw around 750-800 properties on TradeMe. Today there are 1,350 listed for the North Shore.

All indicators tracked by REINZ have shown reduced buyer demand and decreased upward pressure on prices.

Buyers FOMO reading (fear of missing out) has fallen to a level not seen since April last year when the country was in its first nationwide lockdown and house prices were widely expected to decline.

The good news is that requests for appraisals have risen, more vendors appear to be stepping forward with more realistic assessments of market prices, and price growth is slowing slightly. This is to be expected with interest rates climbing (see below the up to date rates) and inflation climbing.
