We've been so busy throughout the last 3 weeks, easily 10 x the enquiries we normally get. We had a few wines on Friday night after three properties closed at Tender with over 15 offers, in writing, being sent to the vendors. And we're proud to say 2 have gone under contract and we're negotiating 3 more right now. We had 10 appraisals last week and 3 are now listed with us with more to come. Bring on Level 3!

We all know how this 'down time' can actually be really stressful. While we're not battling traffic and timetables we're balancing bored kids, home schooling, work, zoom calls, cooking ALL the meals and how many times have you vacuumed since Level 4?!

The Impact Of Lockdown On The Housing Market

Speculations are rife as to what impact the current lockdown will have on the property market. If history is anything to go by, we would see activity plummet during a level 4 lockdown as it did in 2020 and then increase rapidly in the months following. Last year we saw the lowest volumes on record during lockdown, followed later in year by some of the highest volumes as depicted on the North Shore sales volumes graph below.

But will that replicate in 2021?

We have entered both level 4 lockdowns with rising prices and sales volumes close to average on a long-term basis. Entering the current lockdown, we have seen increased confidence from buyers - activity to date has remained high with high numbers of determined bidders active at our online auctions.

At the time of writing Harcourts Cooper & Co had sold 100% of their online auctions during the current lockdown (29/29). Stock available is at extreme low levels with less than 855 listings currently available on the North Shore on TradeMe.

A notable difference between the 2020 and 2021 lockdowns in the interest rate and lending environments. In March 2020, the Reserve bank cut interest rates by 0.75 percentage points and removed the LVR restrictions. Yet in 2021 they have advised that rates are set to rise and LVR restrictions tighter than before for investors.

As we head towards the usual busy Spring selling season it is likely that the current lockdown will in fact propel the market – with built demand during the current restricted conditions and the fuel of low interest rates, low stock numbers, low unemployment and confidence in the markets response following a lockdown.

They say the third quarter is the hardest of the marathon. Physically it shouldn't be, as you think your body would tire as you went on to the last few kilometres of the 42km. BUT it's our mind that slows us down. Thoughts like 'how can I run another 21km after I just did that far' pop up, slowing us down. Yet banishing those thoughts and focusing on how little you have to go makes for a faster third quarter.

I feel as we move through this 3/4 of Level 4 we need to keep our minds in the game and stay at home to save summer. And what a summer we'll have. Penny is already busting to create some awesome events for you to come to and have a drink with us.
