Here we go! Springing in to the Summer Frenzy

It feels like we're being released from hibernation lock down winter in to a full blown frenzy of summer and trying to get it all done before the big guy in the red suit arrives and everyone goes to the Coromandel!

We held our last Live Virtual Open Homes on Sunday at 10.30am. Gavin has loved showing you through the properties from the comfort of his lounge to your lounge, but alas he has to get out of his tracky bottoms and put on a suit to meet you each day at properties.


In Level 3 we can show two groups through properties per day. This has to all be by appointment; Michelle is the gate keeper of appointments and making sure you get a time and one of the team to show you through. Please know there are NO Open Homes in Level 3. The only way you can go through any property is by appointment with us. We are scheduling them now and the spots are filling fast. Last year people missed out as buyers were making pre-auction offers.

This FOMO market was seen last Level changes and is showing it will be similar again this time. SO if you're interested in a property, even just a smidgen, get on the phone to the team and book in for a viewing. With net migration reversed there has never been a time in NZ history where the pressure for families finding homes has been so prevalent. But don't worry - we're here to help you!

As we clicked over 30 Days in Lockdown we've not only sold 2 houses but we've also created some super helpful content on the the Property and Coffee Chats. Gavin has loved sharing processes and experts to help make the property education a bit fun. In the social media world we call it edutainment.

The students of Forrest Hill School sent in some amazing raps and poems about what they were grateful for in their home. It's always wonderful to see how our wee ones see the world and what they love. While we look at location, cladding and number of bedrooms, they loved how they could play in their bedrooms, the fact the cat her own door and it was fun to sit and watch Mummy cook.

We were super pleased to announce the 8 winners via video broadcast to all the students diligently learning from home this week. Each winning a HUGE Wendy Doll House. Delivery when we can permitting levels.

What Does Net Migration Have To Do With The Price Of Your Property?

On average since data collection started in 2001, the net flow of Kiwis into New Zealand has been a loss of 17,000 a year. That annual loss disappeared for the first time ever in December 2019, just before Covid hit. Then when the world was taken by the Covid storm we have seen a constant flow of people back to New Zealand. A net gain of over 24,000 people by late 2020.

This is driven by people returning, but equally the number of people leaving NZ to live abroad has halved in the last year from 40,000 in 2019 to 21,000 by mid 2020. So it’s fairly obvious what this means for the housing market right? Pressure to house everyone! Hence the 31% increase in house prices we’ve seen over the past year.


BUT, what will happen come January 2022 ( a short 14 weeks away) when then government is trialling opening up our boarders more for vaccinated people with negative covid tests? The predictions are mass migration out of New Zealand and the wages are higher abroad coupled with lower living expenses. Younger people are predicted to leave in search of more affordable home ownership on new shores. Modellers say this could be up to 70,000 people.

That could well mean the housing market will be flooded with properties desperate to sell. Now while we never have a crystal ball (let’s face it – if we had one – we’d have brought a Lotto ticket each week and be creaming it with the winning numbers!) we can see this as a viable market shift.
